An itemised building estimate you can check
A single lump-sum figure tells you very little. We prepare building estimates item by item, by material and quantity, so you can see what you are paying for, compare quotes fairly, and spot where the price could move before work begins.
What you receive
- Quantities taken from the drawings, item by item
- Materials and labour shown separately
- Items tied to a market rate marked clearly, so you know what may change
- A written basis for every figure, so a second Engineer can check it
Why itemised
When an estimate is itemised, a dispute about cost becomes a conversation about a specific line. It also lets you decide where to spend more, such as on finishes, and where to hold back, without guessing what the saving would be.
Will the cost change once work starts?
Some items depend on market rates for materials and are identified at the outset, so you can see what may change and what will not. Changes you ask for during construction are priced in writing before the work is done.
Use it with any contractor
The estimate is yours. You can ask other contractors to quote against the same list, which is the fairest way to compare them, or ask us to build from it.
Questions
Can I use your estimate to get quotes from other contractors?
Yes. It is built so that several contractors can price the same list of items, which makes their quotes comparable.
Why do some items depend on market rates?
Prices of some materials move with the market. We mark those items at the start, so you can see what may change and what will not.
What do you need from me to prepare an estimate?
The drawings, or the plot details if drawings are not ready yet. We can prepare the drawings too if you need them.
